Bathroom renovations ranked second, with 61.3 percent of brokers citing strong ROI. Clean, modern bathrooms signal good maintenance and reduce perceived work for buyers.

Paint remains one of the most cost-effective renovations, with 58 percent of brokers noting its impact. Neutral, light colours help homes feel brighter, larger, and cleaner.
Flooring Improvements
New flooring was identified by 45.2 percent of brokers as a worthwhile investment. Hardwood and tile tend to outperform wall-to-wall carpet, especially in main living areas.
Finished Basements
Finished basements were highlighted by 16.1 percent of brokers as a valuable selling feature. Additional liveable square footage appeals to families, remote workers, and multi-generational households.
Outdoor and Landscaping Projects
Outdoor upgrades ranked at 12.9 percent. Decks, patios, landscaping, and usable yard space often deliver strong emotional appeal with controlled costs.
Roof Replacement
Also cited by 12.9 percent of brokers, a new roof can be a quiet but powerful selling feature, reducing buyer hesitation around major expenses.
Open-Concept Layouts
While more involved, 9.7 percent of brokers see value in opening up floor plans to improve flow and functionality in older homes.
Window Upgrades
New windows were identified by 6.5 percent of brokers as a contributor to higher offers, particularly due to energy efficiency and reduced maintenance.
