Environmental Commitment
Significantly, the remaining 19.8 acres will be designated as Environmental Protection (EP) land under Barrie’s Official Plan. This includes the Lovers Creek Provincially Significant Wetland and supporting features, to be dedicated to the city for public ownership and preservation.

Rezoning Specifics
The rezoning involves a shift from agricultural and EP designations to residential multiple dwelling, second density, with special provisions. These include a maximum building height of 14.5 metres (above the standard 10 metres) and a maximum gross floor area of 87.5 per cent (compared to the standard 60 per cent). The inclusion of back-to-back townhouse units reflects a flexible approach to urban planning.
