Development Proposal
Barrie’s south end may soon see a transformative development at 338 Mapleview Dr. E., pending final approval from city council. The proposal by Loon Avenue Lands OP includes rezoning the property for 188 residential condominium townhouses, occupying 8.35 acres of the total 28.2-acre site.
Environmental Commitment
Significantly, the remaining 19.8 acres will be designated as Environmental Protection (EP) land under Barrie’s Official Plan. This includes the Lovers Creek Provincially Significant Wetland and supporting features, to be dedicated to the city for public ownership and preservation.

The proposed townhouses will feature three-storey units, with heights of 12 metres for back-to-back layouts and 14.5 metres for stacked townhouses, adhering to city-established development limits. This transformation is set to replace an industrial-zoned legacy lot, aligning better with adjacent residential communities.
Rezoning Specifics
The rezoning involves a shift from agricultural and EP designations to residential multiple dwelling, second density, with special provisions. These include a maximum building height of 14.5 metres (above the standard 10 metres) and a maximum gross floor area of 87.5 per cent (compared to the standard 60 per cent). The inclusion of back-to-back townhouse units reflects a flexible approach to urban planning.
